Wholesaling is a business to business trade between real estate investors. Wholesale buyers purchase cheap homes from other investors or homeowners who are buying a San Jose investment property. Then comes the time when the home is rented to a renter, or sold again to another investor and this generates a return on their investment. Seek out low cost properties when you are interested in purchasing low cost homes for your investment. The most simple investment you can find are wholesale investments.

Wholesales are often quite affordable and don’t have terrible repair issues. Should the home have a major repair issue it’s still cheap enough to be worthwhile. There exists a large number of wholesalers ready to offer you access to their wholesale properties. Seeking out the wholesale properties on your own or enlisting the help of another investor to find a San Jose investment property are your choices to choose from. It’s usually preferable to use the services of a wholesale investor who can provide listings of homes more quickly than it takes to track them down. After all it really takes a lot of time to look up properties one by one that meet all of your criteria, another investor should be able to provide you a list in just a few hours.

House flipping and wholesaling are often confused as the same term, this is not a true fact. These are two different methods of investing–wholesaling is when an investor acts as the middleman. A wholesalers duty is to locate below market value properties and enter into contract with them. Minor maintenance issues are infrequently dealt with by wholesalers who prefer spending time listing properties, very little is done by the wholesaler. Wholesalers keep an active list that has the names of buyers like you who are actively looking for properties. The wholesaler sells the properties below market values and makes a small profit and this in turn allows for the properties still offered for sale to stay below current market values.

On the other hand, house flipping usually involves buying a low cost home and making only cosmetic changes. The property is then placed on the real estate market for sale for a traditional homebuyer. Although not as popular as it used to be, it’s still possible to flip a house if you are careful and watch your budget. A San Jose investment property is a great investment as it is easy to find low cost homes that you can purchase as real estate investments and the profits realized from this investment can provide a nice living. There is no short supply of low priced investment properties with the many facets that exist such as land lording, rehab or even a rent to own investment. It’s there for the taking at a low price and investment.
